Facilities Management (FM) plays a crucial role in the construction industry, ensuring the efficient operation and maintenance of built environments. Even though FM first appeared in the 1970s, it is still quite unknown within the construction industry and built environment. So, what is Facilities Management? Facilities Management encompasses a wide range of services and activities aimed at maintaining, optimising, and enhancing the functionality, safety, and sustainability of built environments. 

It involves the integration of people, processes, technologies, and resources to support the smooth operation and long-term value of various types of facilities, such as commercial buildings, hospitals, educational institutions, and more. When it was first introduced back in the 70s, the main aim of the division was to provide solutions and to improve the efficiency of the workplace. However, with the ever-evolving changes and expectations that took place over the coming years, FM became more than just looking after the physical building the company was based in (1). 

In the latter half of the 20th century, Facilities Management became recognised as a distinct field. Traditional maintenance jobs gave way to a strategic position that included thorough facility design, operations, and occupant satisfaction (1).

Facilities Management has changed with the age of technology, with the adoption of computerized maintenance management systems (CMMS), Internet of Things (IoT) devices, data analytics, and building automation. These advancements have enhanced efficiency, sustainability, and asset management (2).

  • Facilities Management staff are now going to be more involved in the building mobilisation stage to offer sustainability, planning and environmental advice.
  • The introduction of SMART buildings monitoring every environment and proving data to maximise performance and service to the client.
  • UV equipment is to be installed to help eliminate bacteria and viruses.
  • Cleaning Robots will enable staff to have more time and support to do their day jobs.
  • Initiatives will help to minimise waste and maximise every opportunity to recycle and have a positive impact on the planet.

Facilities Management stands as a vital pillar within the construction industry and built environment, ensuring the optimal functionality, sustainability, and occupant satisfaction of built environments. Looking ahead, Facilities Management will continue to evolve, driven by sustainability imperatives, technological advancements, and a focus on enhancing occupant experiences. 

As the sector progresses, it offers immense opportunities for professionals and organizations to contribute to the seamless operation and success of diverse facilities, shaping the future of construction and building management.
